Park Rules

These park rules are in place for the good management of our three parks and for the benefit of all who use them. If you are a holiday home owner, these rules form part of the Licence Agreement, that is, the contract between us and your occupation of a pitch on the park, and they should be read alongside your Licence Agreement. If you are a holiday guest, these rules form part of the booking terms and conditions, that is the contract between us.

The ‘Company’ referred to in these rules is Normanhurst Enterprises Limited, whose registered office and address is:-     9 Burscough Street, Ormskirk, Lancashire, L39 2EG.

Respect and compliance for any rules, guidance or legal measures on Covid-19.

Although most of the COVID-19 regulations have now been removed, we are still committed to maintaining a safe environment for all our owners and guests and to that end we ask that everyone observes caution and respect, to ensure the collective safety of everyone.

Condition of a Holiday Home  

Health & Safety - Holiday homes must be kept in a good state of repair and condition and all homes must be covered by a current electrical certificate and an annual gas/ventilation certificate.  Copies of up-to-date test certification must be supplied to our office and these tests must be carried out by our approved contractors and arranged through us.

Both tyres must be inflated to the correct pressure, with the jockey wheel, hitch and each corner steady, all in working order.

All holiday homes must be equipped with a working fire extinguisher and/or fire blanket of an approved type along with a smoke detector and carbon monoxide alarm. 

All heating or cooking appliances must comply with appropriate British Standards in relation to their construction, installation and ventilation.

All ventilation in the holiday home must not be obstructed, blocked or replaced by closable vents.

No external alteration or addition to a holiday home or decking is permitted without the prior express written permission of the Company. This includes porches, carports, stone flags or paving, fences, verandas, skirting or storage sheds and also includes replacing any existing structures that may have been authorised previously. We do not allow flags or flagpoles to be flown or erected on or around the pitch.

For health and safety reasons, the transport, handling and connection of gas cylinders by owners is forbidden. The company will charge a gas delivery fee for each gas bottle, and this will be reviewed annually. Any owner found to be in breach of this rule will be in breach of their obligations under their Licence Agreement, and this breach will be deemed to be ‘serious.’

Occupation of your Holiday Home 

Season – The length of season applicable will vary from Park to Park but will be identified at the start of each holiday year and to the best of our knowledge at the time. Holiday homes must not be occupied outside this period, and adequate and timely provision must be made for your holiday home to be ‘drained down’ by professionally qualified staff, left securely fastened, and all bills paid. Heating must not be left on or unattended in a holiday home during the closed period.

Owners may visit their holiday homes during the closed season, providing prior consent has been received from the park management. We do not offer winter storage for seasonal touring caravans or motor homes.

We would prefer visitor requests to be made for Monday – Friday between 9 am and 3 pm, please, and would ask all owners to sign in and out at Reception, on arrival and leaving.

Holiday purposes only - Holiday homes are available for use by owners and members of the family and bona fide guests for holiday purposes only and not as a main or sole residence. The holiday home may not be used as a base from which to travel to work or school on a regular basis. All owners will be expected to provide the park office with evidence of a home address dated within three months prior to the commencement of each season and a spare set of keys for the holiday home, which will be held in the office for emergency purposes. 

Insurance cover - the owner agrees to insure their holiday home (and its contents) against all the usual risks, including fire and storm damage, and against third-party liability in such reasonable sum as we will inform you from time to time (not less than £5 million), and to provide us with a copy of insurance cover prior to the commencement of each season. 

Liability - the Company and its staff and agents shall not be liable whatsoever for loss or theft of, or damage or loss to, or theft from, any holiday home or other vehicle or property. The owner shall indemnify the Company from and against all actions and any loss, damage or liability caused by, or arising out of any neglect or default or wilful act of the Owner or members of his household, guests or visitors. 

Maximum occupancy - The maximum number of occupants in each caravan must not exceed the specified number of berths recommended by the manufacturer.

Prívate Sales of Holiday Homes - Private sales of Holiday Homes are only allowed during the initial licence period, and the conditions for this are set out in the Site Licence agreement. 

Charging of Electric Vehicles 

We do not allow the charging of electric vehicles from any Holiday Home. It may be possible for the company to install a charging point from outside the unit and any requests should be made to the park management. Such requests will be considered using our approved contractor.

Sub-letting 

We do not allow the commercial sub-letting of holiday caravans on any of our Parks and this is clearly stipulated on all licence agreements. However, the Company does offer a sub-letting scheme and details of this can be obtained on request. An owner may allow close friends and family to use their Holiday Home as long as this is not for commercial/monetary gain and they comply with the relevant criteria. Failure to comply with this rule will result in an owner being in serious breach of their agreement with us and the consequences of this are set out in the licence agreement. It is the responsibility of the owner to inform the relevant authority of any letting income.

Pitch environs 

Condition & access to - Pitch areas must be maintained in a tidy condition and free from litter and refuse. The erection of fencing is not permitted under any circumstances, and the lopping of trees and the planting of bushes and hedges must not be carried out unless express written authorisation has been obtained from the Company.

The Pitch Fee payable represents the rent for the pitch on which the holiday home stands, and therefore, all land and/or gardens on or around the pitch are entirely under the ownership and responsibility of the Company. Any services provided as part of the pitch fee are identified on each site licence. WIFI is a payable service and does not form part of the pitch fee.

The Company reserves the right to reclaim fencing, borders, gardens and other structures that are situated on Company land.

Storage - The underneath of holiday homes must not be used as a storage area for flammable substances and fireproof storage lockers should be used in every case. Written permission is required from the company for the erection of any storage shed or any other structure.

Noise – Please keep the noise down – especially after 10 p.m. and before 8 a.m. Thank you!

Parking spaces – Cars must keep to authorised parking spaces. The Company is only obliged to provide one car parking space per unit of accommodation, and this may not necessarily be adjacent to an owner’s Caravan. Owners with more than one car should park in the Car Park at the Reception. We appreciate responsible and respectful parking from all owners and guests.

Any sign written Vehicle, commercial or large vehicles are not allowed on the park (See also the movement of cars around the Park) without the express permission of the Company, and even then, they must be parked in the Car Park at Reception. We do not allow Touring Caravans or Motor Homes to park on our sites, except in our designated touring areas, on payment of the requisite booking or seasonal fee.

Verandas - The Company has strict rules on the planning and fitting of verandas or similar structures. Written permission must be obtained from the Company prior to the consideration of any such work or installation, as retrospective permission will not be granted. Any work must be carried out by an approved supplier, and details of this procedure can be obtained from our office.

Tents & other structures - The erection of tents, Gazebos & other structures next to a holiday home or on any Company land is strictly forbidden for security and health and safety reasons. Where specific tent pitches are provided, the requisite fee will need to be paid.

BBQs – Permission may be granted for raised BBQs where they are placed on hard standing or tray. Open fires of any kind are not permitted in the Park.

Utilities – Any owner must not permit wastewater to be discharged into the ground. The use of the Park’s water hoses, sprinkler systems and outside taps by anyone is forbidden. The installation or use of household appliances (such as washers and dryers stored in sheds) is also forbidden.

The Company reserves the right to install water meters for the purpose of monitoring individual usage.

The owner is responsible for the sewage and water connections from the ground level upwards and electrical connections from the outside meter housing.

The Company will levy a Meter Maintenance and Administration Charge, which will be in addition to the electricity consumed during the year. The charge will be reviewed and applied annually and will be due for payment at the end of each season.

Miscellaneous – Washing lines of any description, except for the clip-on window type, are not permitted in the park. Any other form of washing line will be removed by the Company.

Windbreaks must not be erected in any areas unless authorisation has been given by the Company.

Should you wish to erect a TV aerial or a satellite dish, please contact Reception, and we can arrange for this to be done for you by our approved contractor.

Facilities 

The opening and closing dates of our facilities are usually provided on our website. However, the dates and times of opening may be subject to change depending on seasonal fluctuations or unforeseen circumstances. We will do our best to advise you at the time of booking of any changes at that stage, otherwise, please always check prior to booking if this is important to your stay.

The availability of our facilities is also subject to our Terms and Conditions.

Illegal activities – you must not commit or allow or permit any visitors to engage in any illegal or unlawful activities at the park, and these include using or bringing any unlawful drugs or firearms, or other weapons or fireworks onto the Park. Any unlawful activity will be reported to the police, and you will be asked to leave the park immediately.

We do not allow ‘for hire,’ ‘for sale,’ or any other private signs to be displayed in Caravan Windows or anywhere in the Park.

Movement of cars

Vehicles brought onto the Park must be insured and fully taxed. Only vehicles properly taxed and insured for use on a public road may be kept at the Park, and we will remove any vehicles which appear to be abandoned or are parked otherwise in accordance with our rules. Abandonment shall be proved if there is no response to a 7-day notice period attached to the screen of the vehicle by us requiring the vehicle to be moved.

All vehicles must not exceed the maximum speed limit as identified in each park and should only be driven to gain access to/from your holiday home. Please note that pedestrians have priority on all roads and crossings, and parking is not permitted on roads and grass verges. One-way systems must be adhered to at all times except in the case of an emergency. 

Uninsured, banned, and learner drivers are not allowed on the park’s roads.  Quad bikes, motorbikes, motorised scooters and segways are not allowed in the Park. Bicycles must be ridden on the road and not on the grass.

Boats and Jet-skis – Boats and jet-skis are not permitted in any of our parks.

Children

Please note that if you have children in your party, you are responsible for ensuring their safe and orderly conduct at all times. Children should be supervised in the club or other park recreational areas. 

All playground equipment is unsupervised and is for children of the ages identified in each individual park. It is the responsibility of Parents/Guardians to supervise their own children to ensure their safety.

Dogs

Dogs are allowed at the sole discretion of the park management, but ‘Assistance Dogs’ are very welcome in all parks. All dogs must be kept on a lead and under control at all times. Permission may be withdrawn at any time and without notice, and failure to immediately remove a dog when asked to do so will be deemed to be a serious breach of the park rules resulting in immediate expulsion. Dogs must not be left unattended for extended periods in Holiday Homes, as they can become distressed if left in strange surroundings - a caravan does get dangerously hot in sunny weather.

Any dog identified as dangerous under current legislation (Pit Bull terrier, Japanese Tosa, Dogo Argentino and Fila Brasileiro) is not permitted in the Park. 

Dog litter should be bagged and placed in the appropriate refuse bins provided.  Dogs are not allowed on the Children’s Play Area.

Refuse

Please dispose of all waste in the refuse bins provided and use the recycling facilities wherever possible. Wipes, sanitary ware and nappies must not be flushed down the toilets but placed in the bins provided.

The deposit of commercial or household waste in the Company’s refuse bins is strictly forbidden. Any owners or guests found to be depositing such waste will be in serious breach of contract and be asked to leave the park.

Statutory Authorities 

Every person is required to comply with the regulations of each Park as contained within its planning permissions, site licence and other statutory instruments that govern its activities.

Commercial Activities

Any owner found to be practising a commercial activity which is contrary to the interests of Normanhurst Enterprises will face immediate expulsion from the park. It is not permitted to use any area of the Park as a base for any commercial activity.

Smoking

Please note that all communal areas, hiring units and Reception are designated as ‘no smoking areas’.

Vacant areas

Access is not permitted on/to vacant pitches, store buildings and workshop areas.  Building materials and other plants must be left undisturbed. Any person found to be using the water connections from a vacant pitch will be excluded from the Park, and where necessary, the Site Licence will be terminated for a serious breach.

Contractors

To ensure that we fulfil our duty of care, we operate a system of ‘approved suppliers’, and this means that any contractor of any description must be approved by us. We will obtain the relevant information regarding liability insurance, method statements and risk assessments prior to us giving authorisation for work to be carried out. Please contact us for any further information on this matter.

Respect for others 

We operate all our parks in an atmosphere of mutual respect and understanding and the Company will not tolerate bad language or threatening and abusive behaviour to members of staff or fellow customers. Any acts of this nature will be deemed a serious breach of behavioural standards and will result in the termination of the individual licence, and/or termination of the holiday.

No owner or guest shall do or permit to be done anywhere on any Park, an act or action which may be or become a nuisance, damage, annoyance or inconvenience to the Company or our neighbours or hirers of any other holiday home on the Park or to any other adjoining or neighbouring property.

Holiday cancellation policy

Our policy sets out a basic table that identifies the consequence of any holiday cancellation and it is important that this is read and understood prior to any holiday being booked. We always advise that guests take out holiday cancellation insurance as this may offer some protection in the event of cancellation.

Period before arrival date - cancellation as a percentage of the total holiday cost (amount forfeited)

More than 84 days – full refund

29-84 days – full deposit

15-28 days – 50% of the total booking 

8-14 days – 75% of total booking.

7 days or less – 100% of total booking cost.
